Main platforms

1. ImmoScout24

  • Largest, most listings
  • Premium (~20 euros/month): first message, better filters
  • Worth it in competitive cities

2. WG-Gesucht

  • For WG and single rooms, best for students and newcomers
  • Free
  • Fast replies, viewing next day often possible

3. Immowelt / Immonet

  • Second largest, family-focused
  • Extra listings beyond ImmoScout

4. Kleinanzeigen

  • Most private listings
  • Higher fraud risk
  • Cheaper offers, occasional bargains

5. Regional sites

  • Berlin: Inberlin.de, housing cooperatives (Howoge, Gewobag, Stadt und Land)
  • Munich: GEWOFAG, GWG München
  • Hamburg: SAGA
  • Cologne: GAG Köln

Cooperatives have much cheaper rent but 2 to 5 year waiting lists.

6. Telegram and community groups

  • Search: "Wohnung Berlin", "Miete München", "Wohnung [city]"
  • Direct listings, sometimes less competition

Base documents, prepare before you start

1. SCHUFA-Auskunft (most important)

  • Free once a year at meineschufa.de → "Datenkopie nach Art. 15 DSGVO"
  • Or instant paid (~30 euros) via ImmoScout
  • Without SCHUFA nearly impossible in big cities

2. Mieterselbstauskunft

  • Landlord form or self-written
  • Name, job, income, occupants, pets, smoking
  • Prepare as PDF

3. 3 months payslips

  • Freelancer: BWA + Steuerbescheid
  • Student: Immatrikulationsbescheinigung + Sperrkonto + guarantor

4. Personalausweis or Aufenthaltstitel (copy)

5. Mietschuldenfreiheitsbescheinigung

  • Letter from previous landlord
  • First apartment: "Erstmietverhältnis in Deutschland"

6. Arbeitsvertrag (copy)

7. Application photo (optional)

  • Small professional photo in Bewerbung

Combine everything in one PDF for one email. That is the difference between seen and ignored.

Search strategy week by week

Week 1: Preparation

  • Gather documents
  • German Bewerbung template
  • Target neighborhoods with reasons (work, U-Bahn, ...)
  • Budget: Warmmiete, Kaution, Makler

Week 2: Alerts

  • ImmoScout24 / WG-Gesucht saved searches with email alerts
  • Mobile app with notifications
  • ImmoScout24 Plus (~20 euros)

Weeks 3 to 8: Apply + viewings

  • Reply fast, good listings fill in 1 hour
  • Personal message, no copy-paste
  • Viewing within 24 hours
  • Neat clothes, 5 minutes early, full folder

Week 8+: Negotiate and sign

  • Read contract carefully (Mieterbund or friend)
  • Negotiate: Kaution in installments, notice period
  • Sign, pay Kaution, get Wohnungsgeberbestätigung

Critical points for newcomers

1. Discrimination, accept and adapt

Some landlords ignore foreign names. That is illegal (Allgemeines Gleichbehandlungsgesetz) but hard to prove. Strategy:

  • No photo if concerned
  • Or strong photo + excellent Bewerbung
  • Invest in application quality

2. Guarantor from Iran does not work

Bürge must live in Germany with German income. Without Bürge: higher Kaution (6 months) or 6 months prepaid rent.

3. Start with WG, smart strategy

WG for 3 to 6 months:

  • Easier to find (WG-Gesucht, Telegram)
  • No SCHUFA needed
  • Anmeldung possible → build SCHUFA
  • Learn German
  • Own apartment easier after 6 months

4. Community rentals

Search local groups, sometimes without Makler or SCHUFA. Be careful:

  • Written Mietvertrag (not oral)
  • Witness at signing
  • Reject "no tax" offers

5. Common scams

  • Payment before viewing: never
  • Passport copy before contract: only after confirmation
  • WhatsApp only: demand physical address and landline
  • Western Union, crypto, gift cards: 100 percent fraud

6. Your rights as tenant

Germany strongly protects tenants:

  • Mietspiegel limits rent (Mietpreisbremse in 380 cities)
  • Landlord notice: 3 to 9 months
  • Your notice: 3 months
  • Eviction without cause: impossible
  • Disputes: Mieterbund (~80 euros/year)

7. Check Nebenkostenabrechnung

Annual utility settlement may mean extra payment or refund. Errors are common. Mieterbund or www.mietverein.de offer cheap advice.

Checklist

  • Complete documents in one PDF
  • German Bewerbung template ready
  • ImmoScout24 + WG-Gesucht with alerts
  • First 2 weeks: 2 to 3 hours daily searching
  • Prioritize WG for fast start
  • Review contract before signing
  • Never pay before viewing and contract
  • After signing: get Wohnungsgeberbestätigung for Anmeldung

Q & A

Frequently asked

What are average rents in German cities?

2026 rough Kaltmiete per m²: Berlin ~14 to 18 euros, Munich ~20 to 25 euros, Frankfurt ~16 to 20 euros, Hamburg ~14 to 18 euros, Cologne ~13 to 16 euros, Cottbus ~6 to 8 euros, Leipzig ~10 to 13 euros. Warmmiete about 30 to 40 percent higher.

Can I find an apartment without German?

In international cities (Berlin, Munich, Frankfurt) yes, especially WG. For Makler listings and smaller cities you usually need B1 German. Help from a German-speaking friend with Bewerbung is recommended.

I have no SCHUFA, what can I do?

Options: 1) private landlord (not Makler), 2) Bürge with stable German income, 3) higher Kaution (6 instead of 3 months), 4) 6 months prepaid rent, 5) start with WG, 6) employer reference letter.

What is Kaution and when do I get it back?

Kaution = deposit, max 3 months Kaltmiete. Cash, Sparbuch, or Mietkautionsbürgschaft possible. After contract end, if apartment returned in good condition, refund in 6 to 12 months. Landlord may hold months for Nebenkostenabrechnung.

Can I sign a lease without Anmeldung?

Yes, Anmeldung happens after signing and moving in. Landlord must give Wohnungsgeberbestätigung.

I paid without Mietvertrag, is it valid?

Email confirmation plus payment may count as oral contract, but is risky. Never pay before written contract. 'Pay now, sign later' is often fraud.

Can I use a mini-apartment or hotel for Anmeldung?

No, temporary stays (hotel, Airbnb, short boardinghouse) are not valid for Anmeldung. You need a real lease.

What is Makler-Provision and who pays?

Since 2015 Bestellerprinzip: whoever hired the Makler pays. Owner listing: no fee. Makler listing: usually owner pays. For purchase: 3.57 to 7.14 percent, often split.
